How far Catford reaches on this site
SE6 in the London Borough of Lewisham is the core, taking in the Corbett Estate, the Culverley Green conservation area, the town centre round the Catford Cat and the Broadway Theatre, and the cottage estate at Bellingham. Off the edge of that the van reaches SE13 at Hither Green and Ladywell, SE23 up the hill at Forest Hill, and BR1 at Downham.
One borough, one boundary, one price
Five of the six are in Lewisham with us. Downham is the odd one out, because the estate crosses into Bromley at its south-eastern corner, and that changes nothing about the price. Sydenham, Brockley, Culverley Green and Lewisham itself sit inside or hard against the round and get worked regularly without having a page here. Nobody has yet lost a booking for living on an unlisted street.
Two kinds of access
In the town centre the streets round both stations are busy, so the day is planned ahead. Out on the cottage estates at Bellingham and Downham distance takes over, because the front paths are long and a hose reaches about thirty metres. Either way, the house number tells us more than the road name does.
Two years of roadworks through the middle
The South Circular is due to be realigned through the middle of Catford, with the Plassy Island one-way system removed, and the highway work behind that is expected to run about two years from 2026. Ways through the town centre will keep shifting the whole time. Our answer is to check the layout the day before rather than assume last month’s, and to give a realistic arrival window when you book. None of it touches the invoice.
One water supply, one bathroom problem
Thames Water draws this whole round hard, at around 300 ppm, from the Corbett streets to the top of the hill in SE23 and over the Bromley boundary at Downham. Kettles fur. Shower screens go cloudy from the tray upwards. The original glazed wall tiling that survives in a lot of these houses holds a film that needs an acid product and dwell time rather than effort. Descaling will never appear as a line on anything we send you, because round here it is simply what cleaning a bathroom means.

Which of these areas is outside Lewisham?
Only Downham, and only partly. The estate straddles the boundary with most of it in Lewisham and the south-eastern edge in Bromley. The prices are the same on both sides.
My road is not listed. Will you still come?

Which parts of the round can you reach soonest?
