Everything in that table bills at the same rate. The slots that empty first are mid mornings on the Corbett streets, after the school run and before anybody comes home for lunch, since that is when those houses stand empty.
The house number matters more than the road name
It sounds fussy and it is the single most useful thing you can say. The streets round both stations are busy, so the number lets us plan the day the evening before. It also tells us how far the kerb is from your front door, which decides whether a hose reaches or whether the team is carrying.
The other question worth answering
How do we actually get in. Three shapes cover nearly everything on this round. A Corbett terrace or one of the tighter two-up two-downs means a front door, a long hall and a staircase rising straight off it, with a side return at the back and no gate to the street, so kit and dirty water both travel the depth of the house twice. A Hither Green semi often has a gate down the side, which keeps machines out of the hall entirely. A flat over the shops on Rushey Green means one door between two shopfronts, a straight staircase and no lift, so everything goes up in loads. One sentence about which of the three you are saves twenty minutes on the day.
Have these to hand when you ring
- The bedroom count on your tenancy, and the date the keys change hands if this is a check-out.
- Who holds the key: an agent, a safe by the door, or you. And whether the place will be empty by then.
- Whether an inventory clerk will be looking at the floors, and whether the clerk will open the oven. Neither of those is covered by a band.
- On carpets: how many rooms, how many flights, whether hall and landing have carpet on them, and whether the ground floor is one knocked-through space or still two rooms.
- If you are on one of the low streets near the Ravensbourne or Ladywell Fields, whether the ground floor has ever taken water.
- For housework, how often, how many hours, and the state of the bathroom. Scale predicts a visit length here better than bedrooms do.

We take cards, including Visa, Mastercard and Amex, and we take transfers and cash just as happily. The weekly round mostly settles by standing transfer at the end of each month. Landlords and letting agents get invoiced.
How far we go
Across SE6, then north-east to Hither Green and north to Ladywell in SE13, west up the hill to Forest Hill in SE23, and south down the A21 through Bellingham to Downham in BR1. Putting something right
If an inventory clerk marks down something from a move-out clean, use the same number inside 48 hours and the item gets done again at no cost. A phone call settles it in a morning where email takes a fortnight. Get hold of the clerk’s written report and send it through, since what an agent repeats down the phone is rarely the item that appears on the page. Can I book an evening or a Sunday?
Yes, at the ordinary rate. Cleaners work 8am to 7pm on all seven days and no premium is attached to any of them. Evenings do go first, so ask a few days out if you want one in particular.
What should I have ready when I ring?
The bedroom count, who holds the key, and how we get in: a long hall, a side gate or a flat over the shops. That is enough for a firm figure on the call.
